So what’s really going on?


Here’s the simple takeaway: Acton is still a seller’s market. Homes sell fast, but buyers are more price-aware than last year.

Inventory: Still Tight

As of mid-February, Acton had 6 homes for sale, compared to 5 last year.

Months of supply? 0.38 months in both years.

That’s low, meaning demand is still higher than supply.


Over the past 12 months:

  • 225 homes were listed (up 25%)

  • 189 homes sold (up 21%)

  • 204 went pending (up 25%)


Buyers remain active.


Speed: Much Faster in 2026

Homes sold this year averaged:

  • 24 days on market (down from 64)

  • 13 days to offer (down from 44)

That’s a big shift.


When priced well, homes are moving quickly.


Prices: Softer at the Top, Strong Per Sq Ft

Year to date:

  • Average sale price: $895,833 (down from $1.18M)

  • Average sale price per sq ft: $400 (up 5%)


So, what does this mean?


We’ve seen fewer high-end sales early this year, but buyers still pay strong value for well-prepared homes.


In fact, homes sold at 103.5% of the list price on average this year. That’s over asking.


Price Changes: A Signal

Over the last 12 months:

  • Price changes rose from 28 to 46 homes.


This tells us something important.

Homes not priced correctly require adjustments. Buyers are cautious.


So… Buyer’s or Seller’s Market?

It’s still a seller’s market in Acton.
