If you've been Googling this question at 11pm in your kitchen while stress-eating leftover pasta, you're in good company. Selling a home is one of the biggest financial moves of your life, yet most people have no real idea how long the process takes. Some think it's a weekend project. Others think they'll be trapped in showings until their kids graduate. The truth? It's somewhere in the middle, and in Massachusetts, it's pretty exciting right now.

The Numbers: What Massachusetts Data Actually Says
Here's the straight talk. According to Zillow data compiled by Clever Real Estate (December 2025), the average time to sell a home in Massachusetts is about 46 days, and the median days on market sits around 50. That's from the day you list to the day you go under contract.

Nationally, the average in January, the off-season, stretches to 73 days. In Massachusetts, during peak season, it's 14 days. That's basically a long weekend with paperwork.
Once you're under contract, you still need to factor in inspection, financing, and closing — typically another 30 to 45 days. So, start to finish, most Massachusetts sellers are looking at 6 to 12 weeks, give or take.
